Real Estate in NYC is Crazy I tells ya!


This is a cupcake store on Seventh Avenue in the Garment Center. I was walking with the realtor and he told me that he rented the store. The tiny miniature cupcakes sell for three dollars a piece. The rent for a store that is 18 by 8 feet? $22,000 a month. Yikes!

You better sell a lot of friggin cupcakes. But a Time Square location probably can sell enough $3 cup cakes to make its nut...at least until the novelty of buying $3 cupcakes wears off.

That store will be closed in twelve months, unless each cupcake has a gram of crack in it.

Over 7000 cupcakes to break even. No. With the expenses above rent more like 9000 cupcakes. Okay, let's break that down: that would be three hundred cupcakes a day. If they're open 10 hours a day that makes it 30 cupcakes an hour. Piece a cake, er...cupcake. Cause in that location i'll bet 300 cupcakes an hour are sold, easily, during rush periods. And if they douse the cupcakes in rum...
